I know this has nothing to do with the sgt test but this topic def gets the most traffic. Anyone on here ever use the mortgage lenders on the pba website. Curious to hear any experiences with them. About to purchase a new home and would like some feedback if anyone has any. Thanks to all and fingers crossed we get our grades soon
i used homerarica i believe. ACES! the guys were former pba delegates. I was really skeptical at first. they were a broker and i heard banks are better. The best rate i saw was bethpage credit union at 3.8. They got me 3.625 with no pts. Thus was in 2012 tho when the rates were low. I believe the guys i used left though.
I used homerica too. I had a great experience with them. I used a guy Mike but I also think he left. Not sure if sgt2be used the same guy. At the time I was working crazy hours and couldn't get there during the week & he would go in on Saturday mornings to meet me.

Hey Noll0317, this is Mortgage Mike. Closing costs are approximately 3% of the purchase price on a conventional loan and a little more on a FHA loan. NOTHING is free as your instincts are telling you. There are programs out there that you dont have to pay closing costs BUT you pay a much higher interest rate, as the higher interest rate covers the closing costs and will cost you A LOT more over the course of your loan. There are also sellers concession's that allow you to build in your closing costs INTO your mortgage instead of paying them the day you buy your house BUT also over the long haul will cost you more also BUT if that is what it takes for you to get into your home, you might feel it is worth it. Hey Noll0317, with new construction- there are even more costs associated with buying new construction that I am sure the builder has not told you about. For example, they will want YOU to pay the builders NYC or NYS transfer taxes, filing fee, gas and or electric meters hookups and installation and they will want you to pay for their attorney ALSO.
